Because Edison Mobile Estates, is a Land Lease Community, we ask these questions inherent to the parameters set by the Lease.


We ask prospective home buyers to please answer the following Pre-Qualifying Questions for each adult to live in the home. Your answers will help us both determine if our community is right for you based on the Lease restrictions. It’s the best way to use your and our time wisely.

Do I need good credit to purchase a home?

Our minimum credit score is 650.


I have a bankruptcy in the past. Can I purchase a home?

Our Rental Criteria states: Bankruptcy - none within the past 4 years, with established credit.


Are pets allowed?

Contact us for the Lease restrictions on pets.


Do you rent homes?

Due to many misconceptions about our type of housing, we would like to clarify the following common impressions regarding the Dolan Homes standards for our homes and communities: We do not rent homes, nor do we participate in "rent to own" programs. Our homes are For Sale and are "Owner Occupied", meaning the person whose name is on the title lives there. The lease does not allow investors, nor subletting. Homes may not be used to conduct business either. Homes are strictly residential. This provides a stable safe community because homeowners take pride in their home.


Do I need a social security number to purchase a home?

All applicants must have a Social Security Card. Without a social security number, we are unable to process your application, nor run a background check. Please review our Rental Criteria.


Can I buy a home for someone else?

The Lease requires that the person to live in the home, the tenant, must be the purchaser, the homeowner. The tenant and the homeowner have to be the same person. The approved tenant is the only one whose name may go on the title of the home, showing ownership. Also the purchaser/tenant/homeowner must be the one to contact us.


For example, an adult parent may not purchase a home for their adult child. Likewise, an adult child may not purchase a home for their adult parent. Further, as this is an owner occupied community, the purchaser may not lease the home to someone else.


How many vehicles may I have at my residence?

Due to the compact nature of our community, (land is at a premium) one individual may have only one vehicle, and a household with more than one adult may have a maximum of two vehicles. No home may ever have three vehicles.

  • Rental Criteria

    To quality for a Manufactured Home site, you must meet the following criteria:


    Proof of identification

    1. Applicant must have a social security number.
    2. Failure to supply adequate identification documents is a basis for denial of the application.
    3. A photo ID is required such as a New Jersey Driver's License or New Jersey picture ID from the Division of Motor Vehicles.
    4. The application will not be accepted without this ID.

    Income

    1. Debt to Income Ratio - can not exceed 43%. (The Debt to Income Calculation: Your debt PLUS Our lot fee of between $585-$645 (depending on house and community) DIVIDED by your salary TIMES 100 EQUALS percentage total)
    2. Your monthly site fee, mortgage payment, and any other loans or debt (credit cards, etc.) cannot exceed 43 % of your monthly gross taxable income. You must present documented proof of all taxable income, child support, alimony, disability, social security and pension.

    Credit History

    • FICO Score - no less than 650
    • Bankruptcy - none within the past 4 years, with established credit
    • Delinquency- no charge offs or collection accounts (other than medical)

    Tenancy History

    1. a. No previous evictions.
    2. b. Letter to previous landlord sent for confirmation (Rental Verification from landlord )

    Employment History

    1. Must be employed at least two years at current job
    2. If Self employed - Established business more than 2 years

    Down Payment

    1. No less than 10%
    2. Must be verified by Bank Statement
    3. Down Payment can not be a loan
